It’s finally the holiday season and as this unforgettable year slowly draws to a close, we hope you’re enjoying some festive cheer. Mulled wine and mince pies anyone? However, if you’re preparing your vacant property for the coming months, you’ll know that there’s a lot to think about before you can finally put your feet up and relax.
Unfortunately, properties that are empty on a long-term basis are particularly vulnerable over the holiday season. Here at Blue Door Property Guardians, we know that you don’t want to be worrying about your vacant property while you’re trying to get some end-of-year R&R. So, we’ve put together this checklist to help you protect and prepare your vacant property for the holiday period - so you can get back to what matters at this time of year!
The Blue Door Vacant Property Checklist:
Have You Secured the Building?
We’ll start with the obvious - make sure that your vacant property is completely secured. Commercial properties are NOT protected against squatters if they have gained entrance without breaking in. So, make sure to check that every window, door or entrance is fully locked before leaving your property unattended.
Have You Fixed any Damage?
Make a thorough assessment of your vacant property and if you find any damage – make sure to get it fixed. From broken windows that could smash and leave your property vulnerable, to loose drain coverings which could give rodents access to your building. Fixing damage before you leave the property could save you from some big repair bills.
Have You Upgraded Your CCTV?
Opportunistic crime rates spike over the holiday period - and vacant properties are easy targets. Make sure that your CCTV and security system is up to date and working. We also recommend doing what you can to make it look like someone’s home. Make sure to collect any post and put lights on timers - these small measures will go a long way to deter any criminals this winter.
Have You Weather Proofed the Building?
Fixing any damage will give you a head start on this one. For example, you should make sure there are no slipped tiles in the roof that could allow rainwater in. If you are leaving the central heating on, you should also check that all pipes are properly insulated. We have a few simple suggestions here that can prevent you from returning to any nasty surprises after your festive break.
Have You Prepared Against Damp?
The cold weather and damp air at this time of year makes vacant properties susceptible to mould. Unused holiday homes are particularly vulnerable due to the soft furnishings and textiles likely to be in the building. You can help prevent mould by unblocking air bricks, pulling furniture away from the walls and leaving all cupboards open.
Have You Turned off Your Central Heating?
If your property is going to be vacant for an extended amount of time, you may have decided to turn the central heating off. If this is the case, you must make sure to drain the pipes before leaving the building. Any water sitting in the heating system could freeze and cause a burst pipe. If the water then defrosts and drips into the property – you could end up with huge unexpected repair bills to fix the damage.
