At Blue Door Property Guardians, we are happy to introduce our newest property; a delightfully large, community space in Harlow, Essex with parking and a large garden.

The Property

Surrounded by a lush, green garden and flooded with natural light – this single-storied property is a rare find. It features a huge live-work studio, two cosy double rooms, a communal living area, a kitchen, a shower room, and a couple of loos.

The unusual property is ideal for creatives, key workers, or young professionals alike. Able to accommodate a group of friends, couples, or individuals looking for an affordable living space shared with roommates.

There’s plenty of outdoor space and two of the rooms have doors that open out into the large garden. There is also a private, gated car park with space for up to 10 cars.

The Location

Located in the popular commuter town of Harlow, this property is perfect for people looking to live just outside the city.

From town, you have easy access to the Essex countryside and nearby Old Harlow full of pubs and local shops. There is a Co-op a 15-minute walk from the property, with a larger Tesco only a 10-minute drive away.

The property is a 12-minute bike ride, or 30-minute walk to Harlow Train Station, where the train to Liverpool Street will get you to Central London in 30-minutes.

What is a property guardian?

In short, a property guardian is someone who occupies a vacant property with our non-exclusive licence agreement. Guardians live in the property 24/7 and care for it as if it was their own, helping to prevent maintenance issues or criminal damage.

What are your duties?

A property guardian’s role is to provide live-in security and safety. So, although you will never be asked to act like a security guard, it will be your responsibility to keep the property clean, tidy, and secure. This responsibility will be shared with the other guardians in your property and involves simple tasks such as regular patrols and reporting any maintenance issues as soon as they arise.

How much it will cost?

With Blue Door, we keep our prices affordable and competitive. All license fees (rent) depend on factors such a location and size of rooms – but you can expect to pay at least 30-50% less than market rent for the local area.

You will also pay a £400 deposit and may be responsible for other fees such as utility bills and council tax. This will all depend on your individual contract and agreement.

Minimum Requirements:

All property guardians must be:

  • At least 18 years of age

  • Employed

  • Able to provide a character reference from your employer (or client) and landlord

How to Register Your Interest:

If you are interested in becoming a guardian at our new property in Harlow, or at any of the other properties in our portfolio, then follow this link to register your interest.

The form will ask for some basic information e.g. name, contact details, occupation, and approximate budget. We also ask you to tell us a little more about yourself, detailing why you think you’d make a good property guardian. How to Arrange a Booking:

Once you have registered, a friendly member of the team will be in touch to arrange a viewing with you.

After viewings, we’ll give you a short time to collate the needed documents. We’ll ask you for:

  • A character reference from your current landlord and a character reference from your employer (or client if you’re self-employed)

  • 3-months current bank statements and current payslips

  • Proof of address

  • Photo ID

The final step is to meet and discuss our Contract and Terms of our Licence Agreement. And, if all is well, you can be moving into your new property within days!
